§1
The exposés and information provided by GT24 Real Estate GmbH and their contents are confidential and intended solely for the respective recipient. Disclosure to third parties is prohibited. Legal claims for damages by GT24 Real Estate GmbH due to unauthorized disclosure of exposés and information remain unaffected.
§2
The brokerage agreement between the customer and our company is formed through written agreement. The brokerage agreement should be terminated in written form. Upon conclusion of a contract mediated or proven by us, the brokerage fee agreed upon in the brokerage agreement becomes due and payable. The amount of the fee is disclosed and calculated based on the purchase price of the sales contract. Our entitlement to the brokerage commission remains in effect once it has arisen, even if the sales contract is canceled, contested, or terminated by the contracting parties, unless the termination of the contract is due to misconduct on the part of our company. The broker is entitled to act as a commission-based agent for the other contracting party as well. In this case, the broker may act as a proof-of-contact broker for both parties or as a brokerage broker for one party and a proof-of-contact broker for the other party.
§3
According to the law, GT24 Real Estate GmbH is obliged to conduct anti-money laundering checks. You are obligated to provide us with the information and documents required by legal regulations.
§4
The offers of GT24 Real Estate GmbH are non-binding and subject to change. Errors, prior sale, or rental are reserved. Real estate information is based on information provided to our company by property owners. Our company assumes no liability for their accuracy and completeness. The broker’s liability is limited to gross negligence and willful misconduct, unless the breach has led to injuries to life, body, or health. In the event of a minor negligent breach of material contractual obligations, the broker’s liability is limited to the foreseeable and typical damages characteristic of the respective type of business.
§5
Limitation of Liability Liability for negligence on the part of GT 24 Real Estate GmbH, its legal representatives, or authorized agents is excluded. This does not apply if the damage results from the violation of life, body, or health or is based on a breach of essential contractual obligations.
§6
Place of performance and jurisdiction is our registered office if the client is a merchant, a legal entity under public law, or a special fund under public law.
§7
Should one or more of the above provisions be or become ineffective, this does not affect the effectiveness of the remaining provisions. This also applies if only part of a provision is ineffective. The ineffective provision shall be replaced by a provision that comes closest to the economic purpose of the ineffective provision in relation to the contracting parties.
